Formed in 2005, the First Potomac Development and Construction Department responds directly to the space requirements of prospective tenants as well as the growth needs of existing tenants. Providing tenants with development and construction management is vital to the success of First Potomac as a full-service real estate investment trust.

By understanding key cost areas, First Potomac guides tenants toward choices in the design and construction process that save money while preserving quality. In addition, strong relationships with major suppliers enable First Potomac to provide cost-effective solutions and rapid service.

The construction team works with tenants and tenant-rep brokers throughout the entire course of each project in order to ensure its success. The team is organized according to the following services:

  • The Design Team includes space planners who work with tenants to understand their space requirements. The team develops test fits to ensure optimal use of space and helps to develop construction estimates.
  • The Tenant Interior Team includes construction managers who work with the tenant from design inception to construction completion to ensure absolute satisfaction. Each construction manager works diligently to make sure the projects are completed on time and within budget without neglecting quality assurance practices.
  • The Development/Redevelopment Team focuses primarily on new construction and significant renovations to building exteriors. The company currently has over 1 million square feet in new and major redevelopment work.
  • The Capital Improvements Team specializes in other major improvements such as HVAC, roof replacement, asphalt, and exterior enhancements. This team works closely with property management and tenants to ensure on-time project completion with minimal disruption to daily business operations.

Central to the construction management department are efficiency and sustainability. Team members are ready to work with tenants on a wide range of sustainability options including efficiency improvements, submetering, construction, waste management, indoor environmental quality, LEED certification, and renewable energy. First Potomac recognizes the value of healthy workplaces, and understands that employee satisfaction increases along with more sustainable environments. Many Design and Construction Mangers are LEED-accredited and new projects are planned utilizing environmentally conscious and sustainable design.

In-house development and construction professionals located in each region have extensive knowledge of the local market and strong relationships with contractors and vendors. Important goals are to support the growth of existing tenants, and provide prospective tenants with new build-outs. Projects are kept on-track and on-budget through the use of best practices and innovations gained from years of experience.
